Inspire Brands Facilities Manager in Atlanta, Georgia

The Facilities Asset Manager – Equipment (HVAC), will serve as the SME for the designated category of critical assets and mechanical systems as it relates to HVAC . The role will focus on programmatic vendor management and collaboration with internal partners to build a holistic Facilities Management program that delivers on SLAs and reduces total cost of ownership for Inspire Brand’s company restaurant portfolio.

RESPONSIBILITIES

  • Accountable for strategic management of vendors to ensure Inspire Brands expectations and standards are met in terms of level of service and industry best negotiated pricing.

  • Collaborate with Margin Improvement team on executing the Vendor Audit Program.

  • Monitor vendor performance on established SLAs and KPIs.

  • Facilitate formal vendor reviews and establish set frequency for regular check-in calls.

  • Recommends vendor changes as appropriate for the situation and needs of the business.

  • Collaborate with Internal partners (Construction, Accounting, Fixed Assets, ROI, Risk, etc.) to ensure maximum efficiencies and shared success across stakeholders. i.e., partner with ROI equipment team to manage equipment inventories.

  • Own responsibility for designated preventive maintenance programs.

  • Serve as the SME for the organization and actively ensure proper maintenance and repair standards are in place to maximize investment and life of the assets and systems.

  • Maintain relationships with the manufacturers and repair companies to advocate for their support, stay informed on upcoming changes, leverage their training and actively influence improvements including innovation related to cost reduction without compromising value.

  • Constantly seek opportunities to drive continuous improvements in Facilities programs, processes and support of Operations.

  • Engage Field Leadership to ensure consistent support for their facilities maintenance needs.

  • Leverage reporting to evaluate trends in spend, vendor performance, equipment failures, behavior/training opportunities and other general areas of opportunity.

  • Build industry leading asset warranty coverage programs into Ecotrak – i.e., programs with equipment manufactures as well as a robust ASA network.

  • Utilize facilities CMMS to manage work orders and proposals.

  • Ensure issues are mitigated within established levels of service and compliant with Brand Standards.

  • Accountable to specified KPIs to measure success and as a key part of managing performance to drive optimal business outcomes.

EDUCATION AND EXPERIENCE QUALIFICATIONS

  • Preferred: 4 - year Degree

  • Required Minimum: 5+ years’ experience in retail/restaurant facilities management with an emphasis on HVAC program management, preventative maintenance programs, innovation, cost optimization and serving as a subject matter expert for numerous facilities related assets and systems.

  • Preferred: 10+ years’ experience in retail/restaurant facilities management with an emphasis on program management, preventative maintenance programs, innovation, cost optimization and serving as a subject matter expert for numerous facilities related assets and systems.

REQUIRED KNOWLEDGE, SKILLS or ABILITIES

  • Expert knowledge of retail/restaurant facilities assets and systems with strong core competencies for HVAC (Installs, specifications, project management and technical experience).

  • Must demonstrate experience working with a facilities management work order system.

  • Excellent interpersonal skills requiring the ability to resolve conflicting interests with the goal of obtaining cooperation.

  • Must communicate effectively with operations and vendors.

  • Proven history of working with preferred vendors and contractors and holding them accountable to KPIs.

  • Proven history supporting Operations Field Leadership teams with a high level of respect and urgency.

  • Detailed understanding of the financial components of how a company restaurant operates.

  • Ability to interface and maintain excellent professional relationships with a variety of constituents that are material to facilities processes.

  • Ability to effectively solve practical problems and deal with a variety of changing situations under stress while exhibiting time management capabilities.

  • Excellent verbal and written communication skills with a professional and positive customer service orientation.

  • Ability to define problems, gather data, establish facts, and draw valid conclusions.

  • Ability to work remotely and travel when needed.
