TheProject Executiveworks as part of a program management team managing single and multi-site preconstruction and construction delivery operations in a diverse commercial construction program. They also manage project managers and construction superintendents responsible for delivering programs consisting of multiple projects while acting as an extension of an owner-s design and construction staff overseeing the work of general contractors, designers and vendors. Required travel up to 50% throughout the US.

Essential Duties and Responsibilities:

  • Responsible for supporting bid packages and responses to RFPs, conducting pre-construction activities and directing the delivery and control of commercial construction projects across the nation.

  • D irect employees assigned to projects to ensure that project goals are accomplished on schedule, budget, and within scope.

  • Develop risk management tools on behalf of clients and Sevan.

  • Direct the management of multiple programs or multiple clients.

  • Program leader ultimately responsible for all aspects of program-s success including a positive referral from the Clients.

  • Manage program and project resourcing and staffing.

  • Managing client program to forecasted client profit targets.

  • Grow business opportunities by leveraging new and existing client relationships.

  • Prepare and/or assist Operations Director with preparation of project proposals to determine goals, time frame, budget limitations, procedures for accomplishing project, staffing requirements, and allotment of resources.

  • Prepare and/or assist Operations Director with project plans specifying goals, strategy, staffing, scheduling, identification of risks, contingency plans, and allocation of available resources.

  • Directs and coordinates the activities of the project team to ensure project success through monitoring the processes, progress and results of the following: client satisfaction, team effectiveness, employee development, financial goals, quality and schedule.

  • Evaluate monthly program financial performance.

  • Manage risk in accordance with company guidelines.

  • Encourage employee growth by mentoring and managing development plans.

  • Oversee the development of estimates of material, equipment, and production costs, performance requirements, and delivery schedules to ensure completeness and accuracy.

  • Source contractors, vendors, and third party providers as required for project success.

  • Prepares or oversee the preparation and evaluation of bids, process specifications, test and progress reports, and other exhibits that may be required.

  • Negotiates contract with customer or bidder.

  • Awards and administers contracts, including final approval of payment.

  • Requests or approves amendments to or extensions of contracts.

  • Identify opportunities to increase support or services to clients.

  • Introduce existing or new technology solutions to clients.

  • Establishes standards and procedures for project reporting and documentation.

  • Reviews status reports prepared by project team and modifies schedules and plans as required.

  • Represents the company in project meetings.

  • Develops and maintains relationships with clients, potential clients, subcontractors and vendors to help develop new opportunities.

  • Proactively identifies and solves problems to minimize risk.

  • Other duties as assigned.

    Qualifications:

  • Minimum 4-year degree in an accredited construction related program or equivalent; or minimum of fifteen years related experience and/or training; or equivalent combination of education and experience.

  • Experience in multi-site projects required.

  • Demonstrated mastery in the following:

  • Site Logistics, to include Procure, qualify and manage Subcontractors and Supply Vendors, Manage Insurance Requirements, Create and implement a Logistics and Site Management Plan.

  • Build a Cost and Schedule Estimate, Conduct Quantity take offs, Conduct Bid leveling.

  • Project controls, to include Submittal Management, RFI Management, Change Management, enforce Contractual Terms, Managing Daily Project Reporting, Manage and facilitate OAC Project Meetings.

  • Scope Development, to include Conduct a constructability Review, Conduct a Pre-construction Site Visit, Read, understand, interpret plans and specifications, Manage plan revisions and Version Control, Review and accept Shop Drawings, Manage on site red lines digitally, Review / Manage clarifications, exclusions, allowances and Maintain Document Control.

  • Project Schedule, to include Project schedule creation and maintenance, manage a 2-week Look ahead and Establish/Manage Critical Path Logic.

  • Project Finance, to include Budget creation and maintenance, Project Financial Management, Review/approve Direct Costs, Manage Certified Payroll, Construction Schedule of Values, Review and Approve Pay Apps, Develop and submit a Pay App, Review and Approve Lien Waivers, Conduct Budget Audit, Understand Procore PCO System, Budget Controls and CTC Prep.

  • Establish and Implement a Quality Management Plan, to include Knowledge of Means and Methods, Schedule and manage Testing & Inspections, Review of Submittals and Mockups, Conduct quality inspections and reporting.

  • Safety Management, to include Establish and Implement a Safety Plan, Conduct Safety Reporting, Conduct Toolbox Talks, Incident and Near Miss Reporting and have completed OSHA 30 Certification.

  • Project Closeout, to include Manage As-Builts, Financial Close, Create work to complete lists and Closeout schedules, Submit for Certificate of Occupancy and Substantial Complete, Conduct a Punch Walk and manage Punchout and Commissioning, Completion Reports, Unconditional / Final Waivers, Consolidate and present O&M manuals to the owner, and Warranty Program Management.

  • Contracts and Risk Management, to include Scope writing for Subcontracts and POs, Subcontractor Negotiations, Insurance Review and Adherence, Contractor Risk Assessment, Subcontractor Review Acceptance and Onboarding.

    Supervisory Responsibilities:

Supervises and develops direct reports while prioritizing and delegating significant responsibilities to others. Directly supervise employees as needed. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Work Conditions:

This is a remote based role with regular recurring travel to project locations. A highly collaborative environment that flourishes when individual and team contributions combine to achieve target goals and objectives. Multi-shift work may be required to accomplish work in active retail locations to meet aggressive schedules. Able to work remotely in a home office setting and manage time effectively with multiple projects and deadlines. Travel required (30-50%) on an as needed basis up to and including weekly site visits. Regularly required to sit; occasionally required to stand; walk; occasionally lift and/or move up to 15 pounds.
