About the role

We are currently seeking a Fiber Network Security Owners Rep/Project Manager in Austin, TX! We lead all Fiber, Network and Security related projects at the site where they will be assigned. This will include but not be limited to expansions, modifications, retrofits and “new” technology projects.

What you’ll do

  1. Scope Development/Engineering and Design

a. Meet with the owner and collaborators to develop project scope

b. Lead the engineering/design firm to develop the design and construction documentation

c. The project budget and develop the preliminary project schedule

2. Pre-Construction

a. Work with the general contractor (sometimes referred to as “GC”) to build and establish the Master Project Schedule, based on the Critical Path. (P6 cost/resource loaded schedule)

b. Build and establish the Master Project Budget, including soft costs and hard costs, bonds, insurance, contingencies, allowances, etc.

c. Support Contract negotiation, typically in concert with the Client’s PM and legal counsel, including establishment of all GC “business terms” including mark-ups, fees, insurance, labor rates, critical issue, etc.

d. Monitor to determine if AE is completing the complete list of City and/or other Authority approvals process, permitting, etc

e. Provide / Gather cost estimates working with subs and other vendors for scope gaps/changes

3. Construction

a. Perform field walks on a regular basis to monitor progress and address issues in the field

b. Manage General Contractor and other directly contracted vendors on the ground

c. Manage Cost / Change Control, including change order review, negotiation, and recommendations, delay analysis

d. Coordinate Value Engineering, Budget Management, Schedule monitoring, tracking and analysis.

g. Document control (track and coordinate addenda, bulletins, new drawing sets, clarifications, etc)

h. Ensure QA/QC is being followed and report any issues/gaps

i. Invoice / Payment Application processing, tracking and reporting for the General Contractor, Vendors and Owner Furnished Equipment

j. Tracking of all key project documents, including submittals, RFI’s, change orders, invoices and payments, lien releases, etc

k. Coordination and management of all Owner-direct vendors, and consultants

4. Closeout

a. Initiate close out process prior to project completion, typically two to three months in advance

b. Establish close out documentation requirements. Collect and track receipt of all close out documents until completion, including warranties, as-builts, O&M manuals, etc.

c. Assist with City and/or other Authority final inspections and occupancy process.

d. Manage punch list, substantial completion and final completion process(v) Negotiate, resolve and close out any outstanding change orders, quality issues or disputes

f. Prepare and submit final project accounting and budget

g. Assists the client in scheduling, coordination and management of all Owner-direct vendors and consultants.

  • Bachelor Degree (BS or BA) and 3 – 5 years of experience in a construction project management environment.

  • Data center infrastructure projects experience.

  • Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.

Additional Skills:

  • Proficiency in Google Docs, Sheets, and Calendar, as well as Microsoft Office Suite (Word, Excel, Calendar). Advanced experience with crafting presentations (Google Preso and Microsoft PowerPoint) and scheduling Hangouts video conferencing. Experience in databases and collaboration portals (Microsoft SharePoint and Excel, Google Sheets).

  • Must be a self-starter; able to work independently with minimal supervision to meet deadlines, and also to work as part of a team and matrix organization, including remote team members.

  • Adept at taking ownership for multiple assignments, able to triage conflicting priorities. Willing to take action with excellent organization skills and demonstrated ability to multi-task.

  • Strong interpersonal, verbal, and written communication skills, with the ability to work on a highly professional level with Client, internal team members, and external partners.

  • Positive demeanor, tenacity to resolve issues, and a bias for action.
