Job Description
Your Team
You will liaise between Project Managers, trades, suppliers, designers, accounting, marketing and sales staff to ensure the accuracy of information for production. The position issues purchase orders to the trades, prices custom items for sales staff and interior designers, processes change orders, and assists the Project Managers with their responsibilities as required.
Your Key Deliverables
Assist with cost to complete reviews, budget re-reviews and proforma reviews and maintenance for cost control and cost to complete, including variance report and job cost summary
Collaborate with construction to provide issues/resolutions summary including managing and tracking RFI, SI, DSC processes with the assistance of the Project Managers
Calculate and maintain material take-offs (lumber, finishing materials, steel, concrete, etc.) from working drawings and check take-offs made by suppliers
Prepare project estimates and conduct cost analysis for past and upcoming projects with the assistance of the Project Managers
Prepare and maintain all project construction specifications and schedules
Set up Projects including blocks and units in purchasing software and issue accurate Purchase Orders at various release stages
Manage pre-planned options, products and pricing in purchasing system
Assist in schedule development for implementation in the field
Review new products and vendors to identify opportunities for improved quality and cost effectiveness for cost analysis and consideration on future projects of specifications
Assist in the tendering process as directed by the Senior Project Manager.
Assist in the Shop drawing review, processing and tracking processes as directed by the Senior Project Manager.
Maintain current, competitive cost and product information under changing market conditions
Prepare preliminary cost comparisons for specification changes to guide management decisions
Maintain accurate and comprehensive pricing for standard options. Update pricing as approved by the Senior Project manager. Prepare margin cost analysis.
Assist in the tendering of new phases and new plans. Prepare tender documents for approval by the Project Managers for trade contractors to be invited for bids
Assist bids with respect to prices and clarifications for trades
Assist with review and approval of bids, award contracts to successful bidders
Confirm matching invoices for payment of all purchased items and contractual agreements, in accordance with approved corporate policies
Develop and maintain relationships with specific vendors assigned to each project and review new projects and vendors to identify opportunities for improved quality and cost effectiveness
Must Haves
1 - 3 years of residential construction experience, with strong construction process knowledge
A sound understanding and technical foundation of various building types, traditional subcontractor work scopes, construction systems and methods, construction specifications, building codes and requirements, construction tendering practices, and contract types
Nice to Haves
A University degree in Engineering or Construction Management or a Diploma in Building Technology is preferred
Blueprint Reading, Estimating, Construction Fundamentals and Communication and Negotiation Technology diploma would be an asset
Proficiency in Accounting and Estimating Software. Experience with Newstar and Build Pro would be an asset.
