THE OPPORTUNITY

In this role, you will lead the Real Estate strategy and analytics teams in analyzing new and existing stores by leveraging internal and external data, market research, and spatial analytics via Geographic Information Systems (GIS). The position will serve as a key player in growing our Dollar Tree and Family Dollar store base by hundreds of new stores each year and analyzing our existing fleet of 16,000+ stores in North America. You will lead analytics in support of Dollar Tree’s aggressive store growth and renovation objectives and in developing and executing the strategic initiatives to support them. This position will offer a modern and thoughtful approach to data analysis utilizing the latest technologies with the goal of accelerating the company’s growth agenda, advancing Dollar Tree’s business objectives, and contributing to EBITDA and operating income improvements.

Specific responsibilities include but are not limited to:

  • Lead and manage teams responsible for the analysis around site selection for Dollar Tree, Dollar Tree Canada, and Family Dollar new, relocating, expanding, and re-bannering store locations.

  • Play key role in developing, analyzing, and maintaining sales forecasting and sales transfer models

  • Responsible for development of key strategic initiatives to support aggressive, profitable unit growth

  • Lead the implementation and execution of those strategies, and measure progress to goal

  • Prepare and present findings and make recommendations for future improvement

  • Manage and oversee the sales proforma, cannibalization, store level, banner level, and enterprise level profitability forecasts for all new, relocating, expanding, or re-bannering stores.

  • Oversee the preparation and presentation of financial deal sheets for senior executive review and approval from Real Estate Committee (REC).

  • Represent the team in REC and Pre-committees in presentation and evaluation of potential site locations

  • Analyze current store portfolio to identify trends that require action, propose and present findings, and work toward solutions

  • Lead analytics around evaluating the existing store fleet as candidates for renovation or other store level strategic initiatives.

  • Support portfolio management team in evaluating existing stores for renewal, renegotiation, or closure

  • Work closely with GIS leadership to manage, maintain, and leverage the latest data sets and GIS technologies, including mobility data

  • Maintain strong knowledge of the retail real estate environment

  • Stay current on the latest industry technologies, trends, and strategies by cultivating a network of industry contacts, attending industry conferences, and staying abreast of industry news

  • Foster strong cross-functional relationships across the organization and work collaboratively to identify and mitigate risks and make recommendation for process improvements

  • Travel with the RE team to evaluate proposed sites, existing stores, and competitive locations (5-10%)

Minimum Requirements/Qualifications:

  • Bachelor’s degree in GIS, Geography, Location Research, Analytics, or related quantitative field

  • 10+ years of experience in real estate strategy and location analytics

  • 8+ years of supervisory experience

  • Retail experience with a high growth company

  • Excellent written/oral communication and data presentation skills with ability to communicate with all levels of the organization including Senior executives.

  • Ability to collaborate effectively with cross-functional teams.

  • Advanced skills with Microsoft Word, Excel, PowerPoint

  • Experienced with GIS

  • Detail-oriented with excellent problem-solving skills and ability to translate business problems across disciplines into advanced analytic projects with measurable business value

  • Must be an independent thinker with the ability to work under minimal supervision and to thrive in a fast-paced environment while managing multiple projects and tight deadlines.

  • Demonstrated ability to lead, develop, and grow a team of associates

  • Travel 5-10%

Preferred Qualifications:

  • Master’s degree in related field

  • Experienced with Esri

  • Experienced with Alteryx

  • Experienced with statistical packages
