Job Summary

Directs real estate, regional operations, and transportation activities to ensure business needs are met and aligned with customer expectations, corporate policy and planning objectives. Activities include developing and implementing strategies, establishing relationships, collaborating with internal customers and partners, conducting market research, facilitating site selection, sale or disposition, negotiating and executing contracts, forecasting and reporting, supporting and maintaining regional site improvements, operations and services while ensuring quality, safety and security standards are met.

Responsibilities

  1. Develops and implements effective strategic portfolio plans that align real estate strategies with corporate goals and business initiatives. Key participant in the development of the annual facilities strategic plan.

  2. Establishes, monitors, and forecasts budgets, schedules, material costs, and staffing. Sets goals and priorities, establishes staffing require¬ments, imple¬ments plans, monitors progress, and modifies the plans as needed to meet the goals and respond to the changing needs of the organization.

  3. Identifies and implements new and improved methods or techniques and recommends changes and training to achieve greater efficiency in providing services.

  4. Oversees facility leasing, both on-and off-site, and farmland use management as well as real estate purchase and sale activities. Oversees project management and construction management for tenant related improvements at leased locations.

  5. Manages contracts for vending services, cleaning services, maintenance and repair, solid waste and recycle disposal, pest extermination, and other miscellaneous services to ensure that contracted¬ services are budgeted, comply with procurement guidelines, meet or exceed Battelle's standards for quality, and support regional site requirements.

  6. Manages strategic space requirements for regional sites, facilitates site selections, negotiates, executes, and administers expense and income leases, supports other sale, land use, and leasing requirements as required for a portfolio of office, laboratory space, and industrial space.

  7. Interacts and collaborates with all levels of management to understand business strategies and their implications to develop and implement effective strategic portfolio plans that align real estate assets with corporate goals and business initiatives.

  8. Manages and maintains accurate records and floor plans for all leased and regional operations owned real estate assets ensuring timely and accurate charging and payments related to the portfolio.

  9. Directs commercial brokers to locate suitable office space (or dispose of same) for multiple lines of business.

  10. Analyzes market research to determine real estate asset selection through the negotiation and documentation of completed transactions, responsible for achieving terms to optimize occupancy costs to provide better financial transparency, analysis and decision making.

  11. Integrates and partners with Battelle Finance, Accounting, Risk Management and Legal teams in lease negotiations, dispute resolution, and management.

  12. Assures fidelity of lease accounting including accurate and timely payments to landlords and others. (accurate timely allocation of lease costs in compliance with lease accounting guidelines – GAAP)

  13. Establishes and implements control-related standards, processes, and procedures for real estate transactions, regional operations and transportation.

  14. Ensures team alignment with corporate safety culture and maintains awareness of operational risks and opportunities for improvements.

  15. Identifies and implements strategies to standardize operations and services across regional offices to minimize operational costs and improve efficiency.

  16. Serves as the primary interface between the regional offices and vendors providing these services. Resolves tenant operating and lease issues.

  17. Travel required as needed.

Key Qualifications

  • Bachelor’s degree in real estate, Facilities Management, Business Administration or related field; 8 years of related experience in commercial leasing, facilities space planning and facilities services, preferably in a corporate environment; or an equivalent combination of education and or experience in a related field.

  • Knowledge of real estate principles and law, real estate appraisal, leases, contracts, general business, financial analysis (including expense and GAAP accounting for real estate), construction project management and tenant improvements (buildout) process and requirements.

  • Detailed knowledge of PC application software in word processing, spreadsheets, and databases and familiarity of Lease Harbor and space management tools such as Archibus.

  • Must be experienced in and be knowledgeable of training and qualification requirements for workers engaged in handling and transporting hazardous materials.

  • Must be aware of regulations and requirements developed by federal, state, and local agencies (OSHA, EPA, DOT, etc.) that affect activities associated with building and facility services.

  • Ability to communicate effectively in written and oral form at all levels of the organization. Demonstrated ability to communicate with executive level management, teaming partners, and customers.

  • Outstanding interpersonal skills with an emphasis of building partnerships, managing conflict and negotiating.

  • Demonstrated excellence in building and supporting a team. Proven ability to lead others in the achievement of goals and create teams driven by initiative, innovation, and wisdom.

  • Must be organized and detail oriented. Must be capable of ensuring that a wide range of different activities (technical, business development, and administrative) are performed on time and at a high quality.

  • A customer service focus and history of successful customer interactions.

  • Ability to obtain and maintain a U.S. government clearance; U.S. citizenship required.

Preferred Qualifications

  • Experience with large capital-intensive operations with a leased footprint that includes locations across the United States and international locations.

  • Executive level corporate training or from an accredited school of management is desired.
