Construction Manager 5

Attend, participate, and lead project OAC meetings.\ * Setup, lead, and participate in focus type and other type meetings as necessary.\ * Prepare internal and external reports pertaining to job status.\ * Perform analytical studies when necessary.\ * Prepare internal and external reports pertaining to job status.\ * Maintain a daily journal of all activity\ Risk Management and Problem Solving:\ * Plan ahead to prevent problems and resolve any emerging ones.\ * Analyze, manage, and mitigate risks.\ Project Execution Tools and Processes:\ * Assist with any preconstruction efforts.\ * Assure permit compliance for the project.\ * Establish a set of tools for managing the project including planning, meeting agendas/minutes, monitoring and control of various initiatives, quick and efficient project closure, change control, procurement, quality assurance/control, project health reporting, project constraints, risk management, and monitoring internal and external project schedule.\ * Review trade bid packages, contracts, and oversee procurement process.\ * Help oversee the use and expenditure of general conditions and general requirements.\ Budget and Timeline Management:\ * Track Budgets: Ensure that the project is not in danger of costing more than expected by coordinating with the cost team weekly.\ * Routinely list out all tasks on a timeline\ Requirements Development and Organization:\ * Establish Requirements: Create requirements for the project so that the GC not only fulfills the project scope but fulfills the actual need for the project.\ * Keep the project organized: Maintain and improve the project folder structure for documents and assets, ensuring that everything created or provided for a project is in the best order possible.\ * Create a Timeline: Routinely list out all tasks and plot them in a timeline and calendar, determining where things might go wrong and what to do about it if that happens.\ Characteristics Expectations:\ * Self-driven.\ * Good delegator and doer.\ * Good motivator.\ * Follows up routinely.\ * Responds to questions with direct answers, does not deflect.\ * Develops multiple recommendations and solutions for problems before escalating or informing of any constraints.\ * Can lead by example - Inspires people.\ * Can anticipate needs and plans accordingly.\ * Reduces others stress and project tension.\ * Plan, Do, Check.\ * Own \"Execution.\"\ * Consolidate work tasks and communicate \"status.\"\ * Core focus is on \"coordination.\"\ * 100% transparent\ * Spends time on \"Project Delivery.\"\ * Strives for optimizing cost, speed, and quality.\ * Validates the \"schedule.\"\ * Success is based on project success.\ * Attends all project-related meetings and maintains a project journal with detailed notes.\ * Communicates and updates the Microsoft Construction Manager on a daily basis.\ * Critical thinker that can make thoughtful recommendations.\ * Innovative and curious to resolve or improve.\ * Positive influencer that drives success.\ * Establishes checklists to see things through.\ * Mitigates risk/resolves problems.\ * Makes others better
