JOB DESCRIPTION

Definition: Under general supervision, supervise the building, facilities and grounds maintenance and trades staff performing maintenance and modification of Authority owned, leased, or managed buildings and facilities; schedule and assign maintenance work. Perform related duties as required.

TYPICAL DUTIES:

  • Plan, schedule, assign, and supervise the work of maintenance, trades and grounds personnel assigned, and determine priorities of projects; ensure adherence to safety policies and procedures.
  • Supervise personnel performing general maintenance and repairs on equipment and facilities; inspectgrounds and buildings to determine the need for repairs, renovation, cleaning, and extermination; inspect work in progress and upon completion.
  • Estimate labor and material needs and costs; make recommendations to supervisor; order supplies and materials, prepare purchase order and requisition forms; monitor inventories.
  • Establish procedures for on call personnel within adopted guidelines and respond to calls as need determines.
  • Maintainaccurate time, materials, work, and service records; prepares periodic and special reports.
  • Remain abreast of new equipment, service and parts manuals, procedures and techniques; implement more efficient methods and equipment whenever possible.
  • Assist supervisor in determining the need for contracted maintenance services, repair work;inspect work in progress and upon completion to ensure contract compliance, cleanliness, safety and adherence to procedures.
  • Provide training and instruction to subordinates regarding designated work assignments; may assist in the more difficult maintenance duties. Maintain performance and progress reports of subordinate employees.
  • Assist in the planning and preparation of the departments budget and monitor expenditures.
  • Perform other related duties as assigned.

KNOWLEDGE, SKILLS and ABILITIES: Knowledge of principles of supervision and training; safe working practices and procedures; basic record keeping, inventory control and requisition of supplies; plans, specifications, equipment/tools, and service manuals relative to building maintenance; general building and grounds maintenance systems, procedures and techniques. Ability to write reports, prepare purchase orders and requisitions; evaluate employee performance; communicate effectively both orally and in writing; supervise and train a group of employees; operate a variety of equipment an tools associated with general building and grounds maintenance; prepare budget estimates and monitor expenditures; establish and maintain effective working relationships.

MINIMUM REQUIREMENTS: Any combination equivalent to: a high school diploma or equivalent, and four (4) years of increasingly responsible experience in general building, facilities or grounds maintenance, one year of which in a lead capacity. Must be able to work various hours/shifts, weekends, and holidays as required, and respond to emergency situations.

SPECIAL REQUIREMENT: Possess a valid appropriate California Class C driver's license.
