[[Project Manager (Los Angeles, CA) - Full Time [[Oversee construction sites, attend client meetings and respond to opportunities both in state and out of state to prepare construction proposals by evaluating site conditions. Collaborate with architects, engineers and other specialists to determine scope of work and procure bids from vendors and subcontractors. Review project progress against its estimated budget and schedule and ensure timely and quality project completion. Create milestone schedules and cost breakdowns including crew rates and size and promptly inform client of any factor that may impact the cost to complete work. Use dedicated software to perform complex calculations to create detailed material list, schedule with critical path method and update daily reports. Interpret specifications and company policies to contractors and/or sub-contractors and enforce safety regulations. Inspect property and units under construction regularly to ensure work confirms to specifications, budget, schedule and initiate any repair / replacements / adjustment to work procedures as needed. Prepare and submit budget estimates and cost tracking reports by determining cost-effectiveness. Develop tools and techniques for distributing tasks according to the project requirements to evaluate performance and ensure quality construction standards.
