Job Description

Position Summary

To provide maintenance services and supervision to maintenance staff at a large multi-use professional, and retail or residential complex. Must maintain a professional image & attitude in keeping the objectives of the company’s welfare. Must be able to take direction from supervisor and maintain positive relationships with management & non-management associates.

Practices and implements conduct in accordance with established policies and procedures and division motto of "Exceptional Service is Our Standard."

Essential Job Functions

Perform the following duties as well as provide supervision and oversight to the maintenance staff assuming responsibility for the work as follows:

  • Provides minor repairs and performs standard maintenance on equipment associated with buildings, grounds, fixtures, machinery and lighting, in building common areas and tenant areas if applicable. Work with management to incorporate outside vendors when necessary. Ensures that these tasks are completed and closed out in a timely manner.

  • Interact with tenants for their maintenance needs where applicable.

  • Oversee preventive maintenance duties in accordance with established program on all associated equipment.

  • Have an understanding of the operation of the BMS as it relates to the HVAC.

  • Assists in the development of the preventive and scheduled maintenance programs. Schedules and completes preventative and scheduled maintenance work orders. Updates equipment and building information for preventative maintenance program in conjunction with Maintenance Administrator.

  • Supervises setup of materials for promotions and special events.

  • May be required to lift and move objects.

  • Responds to and assigns as needed after-hour's emergency calls and may be required to report back to the property after hours, if needed.

  • Provide basic plumbing duties which include inspecting, installing, repairing and replacing pipes, fittings and plumbing fixtures and ensures that these tasks are completed and closed out in a timely manner.

  • Provide basic electrical duties which include inspecting, maintaining, and repairing lighting, wiring and power circuits and ensures that these tasks are completed and closed out in a timely manner.

  • Provide basic carpentry duties which include construction and repair of walls and partitions, drywall installation and repair, shelving and counter installation, repair of doors and associated door hardware (locksets and closers), etc. ensures that these tasks are completed and closed out in a timely manner.

  • Provide key cutting and locksmith duties when needed.

  • Provide basic ceiling tile/grid repair and installation.

  • Provide basic painting duties include drywall and plaster repair, painting, filling holes and cracks, wallpaper repair, installation and replacement, Work with management to incorporate outside vendors when necessary. Ensures that these tasks are completed and closed out in a timely manner.

  • Performs other related duties, as assigned.

Education

  • HS diploma or High School Equivalency Certificate preferred.

  • Valid Government issued ID.

  • Required to join Union of record at property if applicable.

  • Must attend school as designated by 32 BJ or as required by management.

Compensation:

Commensurate with Experience - following the Union contract.

$23.18 - $30.62 per hour
