Currently working with a successful real estate development company that is currently looking for a "hands on" Assistant Controller that will support the CFO with full scope accounting and reporting for a growing entity and manage a small team supporting AP and basic accounting functions. Position will have a lot of exposure and work on a variety of areas for the company. Qualified candidates will have 7+ years of accounting experience, Yardi experience, strong experience running the close and performing financial reporting as well as Consolidation experience. Assistant Controller

Position Summary

The Assistant Controller will be a key member of the accounting team accountable for preparing Joint Venture financial statements in accordance with GAAP and other required reporting needs for JV partners and/or lenders for the CFO's approval. The role is also involved in preparing, consolidating, and analyzing project financials submitted by their Development Department. This position works closely with third-party property managers, lenders, JV partners, investors, and corporate accounting team on accounting needs for both operating properties and development projects.

Duties

include monthly financial close process, reconciliations, loan draws, investor reporting, budget review, as well as various ad-hoc projects. The position requires well-developed organizational skills, an affinity for numbers, as well as competent communication abilities and interpersonal skills.

Essential Duties and Responsibilities

Corporate/Wholly Owned:

General:

  • Collaboration with home office accounting department

  • Provide support during audits

  • Coding authority: ensure appropriate categories are being used

  • Assist the executive team with other projects as needed

  • Document procedures and streamline processes when possible

Accounts Payable:

  • Work with Operations Specialist to ensure overhead invoices are processed through Yardi.

  • Investigate and respond to inquiries from vendors, management as required.

  • Ensure workflow are routing approvals within Yardi in accordance with approved limits of

authority.

  • Maintain the electronic filing on SharePoint and approved naming conventions for A/P.

  • Post and process accounts payable.

  • Process monthly employee expense reports via Concur

Accounts Receivable (A/R):

  • Bill and track invoices to tenants, clients, and partners, i.e., HSRE

  • Utility company tracking refundable deposits

Loan Draws & Project Accounting:

  • Work with Operations Specialist to ensure overhead invoices are processed through Yardi.

  • Project A/P research as required to respond to vendor and employee inquires and/or variances on statements.

  • Pay application review for completeness, including lien releases, insurance and/or change

orders, then route for approval in Yardi in accordance with approved limits of authority.

  • Track contactor and vendor insurance in Yardi to ensure all contractors

have required insurance prior to payment.

  • Ensure retention release checklist is completed prior to release of payment

  • Work with lenders to ensure required documentation is submitted (i.e. GC contracts, change orders, assignments, etc.).

  • Work with Operations Specialist to process monthly draws: coordinate with lender Loan Administration group, to procure required documentation and inspections.

Property Operations:

  • Work with Operational Specialist, 3rd party property managers and Senior Asset Manager to

process weekly invoices for operational expenses, investigate as needed, route for approval.

  • Review work of the third-party property managers and their project accountants as required to

investigate variances and/or unusual project expenses.

  • Review bi-annual property tax payment and route for payment.

Joint Ventures:

  • For the CFO's review/approval, prepare monthly financial statements including balance sheet,

income statement, cash flow, and any other requests in accordance with GAAP

  • Oversee maintenance of all subledgers including AP, AR, Job Cost, Owner's Equity, etc.

  • Track capital contributions/distributions and income allocations according to waterfall structure

  • Prepare development project funding, billing, and job cost accounting

  • Assist Operational Specialist with construction loan reporting, draws, and supporting

documentation

  • Facilitate and/or initiate banking transactions, as needed, and perform bank reconciliations

  • Understand and adhere to all legal agreements including, but not limited to, Purchase & Sale

Agreements, JV Operating Agreements, Development Agreements, Property Management

Agreements, Construction Management Agreements, Leases, and Loan Documents

  • Ensure financial reporting is consistent with annual business plan and annual operating budget

  • Assist with annual tax returns, Form K-1s, and payments

  • Participate in annual financial audit, if required, or any other audit i.e., agreed upon procedures

  • Review work of the third-party property managers and their project accountants; investigate

variances and/or unusual expenses

  • Review semi-annual property tax payment and route for payment

  • Collaborate with corporate, property management, JV partner, and internal accounting teams

qualifications:

Education and Experience Requirements:

  • Bachelor's degree in accounting or related field or sufficient work experience required

  • Minimum of 7+ years' experience

  • Detail-oriented, self-starter, collaborative

  • Able to work independently and manage multiple projects simultaneously

  • Knowledge of Microsoft 365 including Outlook, SharePoint, Excel, Word, PowerPoint, OneNote and Yardi.
