Aimbridge Hospitality Feasibility Analyst in Plano, Texas

Job Summary

To drive Aimbridge Hospitality's growth initiatives, you'll spearhead comprehensive hotel underwriting efforts. This encompasses conducting thorough market research and feasibility analyses, crafting dynamic pro forma hotel projections, and conducting detailed return analyses. Additionally, you'll craft compelling presentations, both for internal stakeholders and external investment memos, and deliver insightful ad hoc reports and analyses.

Your core focus will revolve around conducting feasibility analyses, formulating pro forma projections, executing return analyses, and conducting in-depth market research. You'll actively participate in due diligence endeavors, evaluating financial viability, profitability, and transaction structures.

Success in this role hinges on your ability to adeptly manage multifaceted projects, foster collaboration across departments, and operate with speed and precision. Please note, exempt associates are expected to dedicate the necessary time each workday to fulfill their job responsibilities.

Responsibilities

Education & Experience

  • Possess a bachelor’s degree in hospitality management, accounting, finance, or a related field, coupled with a minimum of 1 year of hands-on experience in the commercial real estate sector, with a focus on lodging operations.

  • Demonstrated proficiency in Excel, including advanced modeling capabilities, along with proficiency in PowerPoint and Word, showcasing the ability to navigate these tools independently and adeptly.

  • Exhibit a robust analytical mindset, capable of dissecting complex data sets and deriving actionable insights.

  • Exhibit exceptional written and verbal communication skills, fostering seamless collaboration and effective conveyance of ideas.

  • Showcase a proven track record of conducting thorough and efficient research, guiding informed decision-making processes.

  • Display innate organizational prowess and self-initiative, driving projects forward with minimal supervision.

  • Demonstrate an unwavering attention to detail and a knack for managing multiple tasks concurrently, ensuring nothing falls through the cracks.

  • Uphold commitment to meeting deadlines, recognizing their criticality in driving project success.

    Job Duties & Functions

  • Develop comprehensive pro forma projections for prospective business ventures, leveraging a nuanced understanding of hotel performance metrics such as ADR, OCC, and RevPAR, coupled with a fundamental grasp of profit and loss statements encompassing revenues, expenses, GOP, and NOI.

  • Generate meticulous return analyses for evaluating potential investments across various opportunities including acquisitions, joint ventures, mezzanine loans, guarantees, and key money. This involves applying financial principles such as the time value of money and risk-adjusted discount rates while employing key metrics like IRR and NPV.

  • Conduct thorough market research to underpin critical assumptions, involving the analysis of historical and competitive market data, assessment of room supply and demand generators, and consideration of comparable transactions within the market landscape.

  • Scrutinize the performance of major transactions, elucidating significant variances to underwriting standards and providing actionable insights.

  • Provide support throughout the due diligence process for all transactions, spanning both acquisitions and dispositions, ensuring comprehensive assessment and risk mitigation.

  • Execute special projects and ad hoc analyses across various departments, contributing to strategic decision-making and operational efficiency.

  • Assist in crafting Investment Committee Memos, for the Investment Committee, Executive Committee, Board, and external clients, and facilitating informed decision-making processes.

  • Collaborate with the development team to engage with capital sources, aiding in fostering productive relationships and securing necessary funding.
