QUALIFICATIONS:

• Excellent Proficiency in English (speaking, reading, and writing) required.

• Professional and pleasant phone demeanor even in difficult conversations.

• Customer service orientation and negotiation skills

• At least 2-year BPO experience

• Data entry skills

• Experience in doing inbound, outbound, email and chat

• High degree of accuracy and attention to detail

Your Role

TECHNICAL

  • Sends all relevant move-in documentation (lease, move-in statement, welcome email) in a timely manner as applications become approved

  • Calls all move-ins promptly to walk them through move-in process and required documentation to streamline the physical move-in process

  • Identifies missing documents required for move-in and communicates with future residents to coordinate gathering of additional documentation; ensuring all relevant documents are uploaded in Onsite and notes are entered

  • Ensures all relevant data has been entered into Onesite and thus feeds correctly for reporting purposes

  • Processes written notices-to-vacate promptly, followed by timely scheduling of pre-move-out inspections

  • Clearly articulates all expectations and requirements to the residents

  • Processes late letters, renewal leases, renewal letters, renewal reminders promptly and accurately

  • Answers and thoroughly documents phone calls placed to the resident relations line

SCREENING

  • Reviews all application supporting documentation, leveraging technology resources such as Ocrolus

  • Identifies missing/fraudulent documents and communicates (email, text, phone call) with future resident, and site team when necessary, to coordinate gathering of additional relevant documentation

  • Calculates income accurately and consistently

  • Ensures applications are complete, all relevant documents are uploaded in Onsite and notes are entered

  • Ensures all data has been entered into Onesite and thus feeds correctly for reporting purposes

  • Understands screening parameters and applicant requirements

  • Clearly identifies and articulates reasons for approved, conditional and denied applicants.

  • Clearly articulates screening parameters and applicant requirements

  • Troubleshoots and resolves issues around improper data entry, fraudulent documents, site team escalations, etc.

  • Administrative duties as needed

BEHAVIORAL

  • Ability to manage stress in a high paced environment, working across several different sites

  • Maintains professional behavior in diverse situations, particularly in communication with residents, regardless the mode of communication (e.g. email, phone, etc.)

  • Detail oriented and organized

  • Adheres to established processes and guidelines

  • Adheres to strict deadlines and scheduling to ensure compliance with housing rules and regulations

Must have availability to work a flexible schedule between 8 am- 6 pm CST Monday- Sunday, with two rest days per week to be determined by client.
