We are seeking a Manager, FP&A who will report to the Director, Portfolio Finance and be responsible for leading the asset level budgeting process and overseeing the Common Area Maintenance (CAM) reconciliation review for our portfolio of open-air shopping centers. Your expertise in financial planning and analysis will be essential in providing insights that inform decisions in our investment portfolio and help maximize returns on our assets. ESSENTIAL RESPONSIBILITIES

  • Coordinate and lead the annual budgeting process for commercial real estate properties, collaborating with property managers, leasing teams, and other stakeholders to develop accurate and comprehensive budgets.

  • Ensure alignment of budgets with strategic objectives and the business plan for each asset.

  • Manage and oversee detailed processes for multiple business units that relate to budget assumptions, methodology, input and review.

  • Oversee and conduct annual year over year variance analysis process, to identify key drivers of financial performance and allow for consolidated financial reporting on subsequent year's operational plan.

  • Provide financial insights into the business plan and budgeting process for each investment, driving recommendations to asset managers and senior management to optimize property performance and maximize value.

  • Develop budget forecasts and scenario analysis to evaluate the financial impact of various asset decisions.

  • Develop and maintain budget models for individual properties, incorporating factors such as lease-up assumptions, tenant improvement allowances, and capital expenditure plans.

  • Utilize scenario analysis and sensitivity testing to assess the impact of various market dynamics on financial performance.

  • Assist in the preparation of quarterly reforecasts and long-term financial projections, supporting strategic decision-making and investor communications.

  • Prepare regular financial reports and presentations for business units and management. Develop and report key performance indicators to communicate budgeting and CAM performance.

  • Address inquiries from stakeholders regarding budget and CAM.

  • Continuously improve the budgeting and CAM processes, financial models, and reporting tools to enhance efficiency and accuracy.

  • Assist asset management team in the review of the Common Area Maintenance (CAM) reconciliation oversight of property accounting, ensuring accurate calculation and allocation of CAM expenses to tenants in accordance with lease agreements.

  • Implement best practices and industry standards for financial analysis and reporting within the commercial real estate sector.

Requirements

QUALIFICATIONS

  • Bachelor’s degree in accounting, business administration, finance, or a related degree is required.

  • 5-10 years of experience in financial analysis, budgeting, or related role within the commercial real estate industry highly preferred.

  • Strong understanding of commercial real estate fundamentals, including leasing structures, property operations, and market dynamics.

  • Proficiency in financial modeling, valuation techniques, and real estate investment analysis.

  • Advanced Excel skills and experience with financial software systems (e.g., ARGUS Enterprise, Yardi Voyager).

  • Strong analytical and problem-solving skills with attention to detail.

  • Excellent communication and interpersonal skills, with the ability to collaborate effectively across teams and levels of the organization.

  • Ability to thrive in a fast-paced, dynamic environment with shifting priorities and deadlines, along with a “roll up your sleeves” attitude.

  • CPA or CFA designation or candidate is a plus.

The approximate annual salary range for this role is $100,000 to $155,000. The compensation will be commensurate with the skill level and experience of the candidate, and the role is eligible for an annual discretionary bonus based on company and individual performance.
