ESSENTIAL DUTIES AND RESPONSIBILITIES

· Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.

· Overseeing day-to-day repairs, emergency, preventive and corrective maintenance by Technician and Janitors. Compiles maintenance and repair records as required.

· Supporting Technician in reviewing assigned work orders, estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks.

· To ensure all corrective work order and planned work order tickets are logged and closed within the expected timeframe through the work order systems.

· To maintain the E-PTW (Electronic Permit To Work system) by the client.

· Planning and scheduling Planned Maintenance works.

· Assist with the fire drill organized by the client. It will be twice a year.

· Assist with the Singapore Civil Defence Force (SCDF) for the annual Fire certification renewal.

· Leading the annual power shutdown maintenance organized by the client.

· Maintaining the risk register and chemical SDS tracker.

· Inspects new installation for compliance with building codes and safety regulations.

· Responds quickly to emergency situations, summoning additional assistance as needed.

· Responds to client inquires and complaints. Ensures timely and quality service delivery to clients. Follows up with clients to ensure customer satisfaction.

· Coordinate and manage move, add and change activities.

· Assists in the preparation of operating and capital budgets.

· Manages vendor relationships and trains vendors on work order and billing procedures. Processes invoices and ensures proper cost center coding.

· Reviews periodic reports including financials, and explains variances. Works with finance team to correct errors.

· Finalize monthly billing to client and process payment to vendor

· Managing CBRE & client Work Order System

· Prepare and present monthly operation report to client

· Other duties may be assigned.

SUPERVISORY RESPONSIBILITIES

· Direct report of 1 Handyman, 2 Technician and 1 Senior Technician.

· The role will be reporting to Facilities Manager.

EDUCATION and EXPERIENCE

High school diploma or general education degree (GED) and a minimum of five years of related experience and/or training.

With the following certifications will be an advantage:

· Licenced Electrical or Electrical Technician (EN033)

· Working at height

· Hot Work

· Confine Space

CERTIFICATES and/or LICENSES

With the following certifications will be an advantage:

· FMP

· BizSafe

· May require valid driver's or motorcycle’s license.

COMMUNICATION SKILLS

· Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal department and/or large groups of employees.

FINANCIAL KNOWLEDGE

· Requires basic knowledge of financial terms and principles. Ability to calculate simple figures such as percentages.

REASONING ABILITY

· Ability to understand and carry out general instructions in standard situations.

· Ability to solve problems in standard situations.

· Requires basic analytical skills.

OTHER SKILLS and/or ABILITIES

Uses personal computer and / or PDA for work order system, email, ESS and training. Intermediate skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders.

Decisions made with general understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
