JOB SUMMARY

  • Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, vehicles, equipment and grounds. Working under limited supervision, monitors building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.

  • Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.

  • Oversees and inspects the work performed by outside contractors.

  • Performs assigned repairs, emergency and preventive maintenance.

  • Completes maintenance and repair records as required.

  • Reviews assigned work orders. Estimates time and materials needed to complete repair.

  • Orders necessary materials and supplies to complete all tasks.

  • Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.

  • Maintains the building lighting system, including element and ballast repairs or replacements.

  • Performs carpentry, furniture assembly and locksmith tasks as and when needed in the absence or unavailability of the technician.

  • Responds quickly to emergency situations, summoning additional assistance as needed.

  • Performs other duties as assigned.

  • Train in the operation and maintenance of all critical facility systems. Areas include: Electrical, Mechanical, Building Monitoring and Control.

  • Operate, monitor, maintain, and respond to abnormal conditions in critical facility systems

  • Perform preventative, corrective and emergency maintenance on state of low voltage high availability power systems

  • Ensure all subcontractors are inducted and permitted to work within the CE domain.

  • Ensure that work area are clean and tidy at all times

  • Provide input into and develop site specific procedures including EOPs, SOPs, MOPs, Aps and EOP Drills

  • Adherence to all quality, health & safety, and environmental policies within the CE domain

  • Report health and safety breaches through the provided system.

  • Be fully familiar with site escalation procedures and the Abnormal Incident Reporting (AIR) process

SUPERVISORY RESPONSIBILITIES

  • No formal supervisory responsibilities in this position. May provide informal assistance such as technical guidance and/or training to coworkers and the technicians.

  • May coordinate work and assign tasks.

QUALIFICATIONS

Requirements:

  • Technical Certificate or Diploma in Mechanical/ Electrical Engineering (with 3 years working experience in Critical Environment will be added advantage)

  • An strong understanding and experience of the electrical and mechanical systems used in a data center environment, including: Feeders, Transformers, Generators, Fuel Systems, Switchgear, UPS systems, Battery banks, ATS/STS units, PDU units, Chillers, Air handling units, CRAC units, Fire Alarm systems, and Fire Suppression systems.

  • Experienced in complex automatic control equipment, including relay logic, programmable logic controllers (PLC’s), building management systems, and their integration with the data center infrastructure.

  • Experienced in voltage distribution systems and associated switch gear and protection equipment is preferred.

  • Computer literate with the ability to compile and submit monthly and annual reports, and to monitor and trend operational characteristics (load, capacity, environmental conditions etc).

  • Availability to work shift and to provide emergency cover as required.

  • Understanding of LV power distribution and loading.

  • Excellent communication, interpersonal and client service skills.

  • Experience with Health & Safety Risk Assessments and Control Measures.

  • Organized and able to effectively prioritize and deliver within a dynamic and high pressure, business critical environments.

  • Self-motivated, with ability to work on own initiative.

  • A team player, able to work with the team and clients staff of all levels.

EDUCATION and EXPERIENCE

  • Diploma in Mechanical/Electrical Engineering or FM related courses

  • Experience in Critical Environment such as a Data Center or other Financial or Tech institutions.

COMMUNICATION SKILLS

  • Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding.

  • Ability to write routine reports and correspondence.

  • Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.

  • Ability to effectively present information to an internal department and/or large groups of employees.
