In this role, you’re expected to:

  • Reporting to the RES (Real Estate Services) Country Head, the Asset Manager will be responsible for the management of day to day building operations across the Singapore portfolio and for the timely and cost-effective delivery of capital improvement projects.

  • Responsible for the day-to-day operations of all Citigroup facilities in close consultation with customers and other key stakeholders.

  • Partner with Business to provide best in class premise solution and working environment, as per Citi policies, to achieve organizational goals.

  • Act as prime customer liaison with businesses and outside tenants to facilitate all occupancy needs and requirements which include new project development, corporate real estate services, portfolio analysis, renovation, space planning, relocation or consolidation of operations and disposition of surplus property.

  • Periodically inspect facilities and ensure proper operation and management of all building systems. Responsible for obtaining all necessary building or equipment related licenses and permits. Ensure timely reporting and updates to Citigroup Insurance Risk Management (CIRM) and any local insurance on all matters relating to building and premises coverage.

  • Working closely with Building Managers, Local Council and Regulatory bodies.

  • Provide safe and comfortable environment in all locations through regional asset managers, who employ a network of matrix support personnel, including engineers, building systems professionals, cleaning and other support staff.

  • Liaising with building owners, managing agents, and tenants on all asset management activities but especially to lease obligations and building resilience.

  • Manage, controls, analyzes and forecast expense for the assigned facility. Hold full responsibility for the Profit and Loss (P&L) of the portfolio, establishes and manages the budget.

  • Plan, develop and implement strategies to maximize the value of assets; to ensure effective operation of the buildings infrastructure to fully support the business operating within the portfolio.

  • Prepare annual budgets for all Projects and Facility Management capital works and expenses; monitoring expenditure against plan and preparing variance analysis report.

  • Inventory management of Citigroup/building assets including reporting to local financial control team and internal & external auditors.

  • Act as Quality Manager and ensure outsource service provider delivery on project or preventive facilities maintenance program is maintained and regularly updated as required in accordance with Citi's guidelines in order to maximize equipment efficiency.

  • Comply with Corporate and Local standards and procedures related to construction, sanitary, fire and premises occupation requirements, regulatory permits, critical systems testing and emergency procedures in the facility.

  • Manages projects in the country to ensure timescales, specifications, quality and costs are achieved within approved parameters. Site visit and supervision on a frequent basis to review progress and quality of work, and conformity of specifications. Work with the project team in the development of design criteria with architects and to review and analysis of lease conditions / requirements.

  • Manages external resources (ie architects, designers, construction crews, etc.) to achieve successful completion of the project.

  • Communicate at a senior level with other internal support organizations including Technology, HR to ensure transparent, "one-stop" services to the customer.

  • Execute other responsibilities and activities defined in the Department's Organizational Rules and Regulations.

  • Compliance: ensure that people management related tasks are executed in the entire department in accordance with Citi policies and procedures, complying with statutory regulations and laws (e.g. recruitment, work orders, managing performance, etc.).

  • Appropriately assess risk when business decisions are made, demonstrating particular consideration for the firm's reputation and safeguarding Citigroup, its clients and assets, by driving compliance with applicable laws, rules and regulations, adhering to Policy, applying sound ethical judgment regarding personal behavior, conduct and business practices, and escalating, managing and reporting control issues with transparency, as well as effectively supervise the activity of others and create accountability with those who fail to maintain these standards.

  • Ensure compliance to legal, governmental regulatory laws, fire & safety and environmental issues while complying with Citigroup policies, to maximize the value of a property or portfolio of properties.

  • Conduct proactive Vendor Management in line with Citigroup procedures; to include maintenance of approved vendor list, tendering, awarding and monitoring of contracts and any other procurement activity related to the Assets Management function.

  • Management of all aspects of outsource resources including performance measurement through the development and utilization of Service Level Agreements (SLA) and Key Performance Indicators (KPI).

  • Ensuring all changes in service delivery and volume are covered by change control and verify veracity of change request before submission to governance committee.

  • Inspects and evaluates prospective sites/buildings as part of due diligence exercises.

  • Inventory management of Citi non-technology assets including reporting to local financial control teams and external auditors Risk Management and Compliance

  • Disseminating and ensuring implementation of best practice and service innovation initiatives coming from regional partners and service innovation meetings.

Skills/Experience:

  • More than 10 years professional experience in Real Estate/Project Management and similar corporate Real Estate environment, with broad knowledge and understanding of real estate disciplines (architecture, construction, space planning, and engineering, etc.)

  • Good working knowledge of practical Health and Safety within the built environment.

  • Excellent vendor management within a partnering environment.

  • Excellent communication skills and fluency in English.

  • Experience in using Microsoft Office software in a business problem solving context.

  • Strong analytical skills. Experience in financial management and budget control.

  • Process Review and implementation.

  • Strategic planning.

  • Relationship Management.

Qualifications:

  • Recognized degree in Facilities/Project Management/Engineering,Architectural/Interior Design or Real Estate
