SUMMARY: Responsible for renting storage units and selling merchandise, providing excellent customer service to new and existing customers, accepting payments, calling delinquent accounts and preparing daily deposits, ensuring the storage facilities are well maintained and recording any damage or potential hazards to the Storage Manager. The position involves general office and light maintenance duties. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. Provide comprehensive customer service, including but not limited to leasing of storage units, response, and conflict resolution functions, maintaining courteous, respectful and professional relationship with all customers, vendors and managers. Answer phone inquiries from prospective tenants, converting phone inquiries into site visits, explain terms of occupancy, and provide information about the facility to prospective tenants. Maintain and strengthen relationships with current accounts. Resolves contractual and/or operational issues. Perform such things as re-negotiation efforts and oversight of accounts. Show, prepare and execute leases. Prepare and send monthly tenant statements and any other correspondence as necessary, performing timely and accurate collection of rent payments, including those past due. Prepare pay or vacate notices, facilitate evictions and other collection activities as necessary. Daily facility walk through, for unit vacates, locks, condition, and maintenance needs and cleanliness. Assist with auctions of storage units, as needed. Properly collect, record and deposit in the designated bank all monies or cash equivalents and accompanying documentation at the end of each shift. Immediately report any damages incurred, and any claims of damage incurred reported by customer to their vehicle or storage unit, and/or complete an incident report. Accurately clock in/out at scheduled work times, using the electronic time clock (Kronos). Report any maintenance required, such as potholes, missing or broken signage, or other hazards as well as damaged doors or latches. Alert supervisor to any and all unusual circumstances at the facility. Maintain a clean workstation, or location, ensuring that trash and debris are cleared from the location throughout the day. Perform storage duties and responsibilities in a team environment or with minimum supervision. Maintain a neat, professional appearance at all times. While on the job, wear the designated uniform, if required, and display identification badge. Regular, consistent attendance during scheduled work hours and the ability to work overtime if requested. With the exception of scheduled legal rest and meal breaks, remain visible to tenants to greet and provide information. Storage responsibilities and duties are not limited to the aforementioned. QUALIFICATIONS: To successfully perform this job, an individual must be able to perform each essential duty and responsibility satisfactorily. Education/Experience: High school diploma, or General Education Degree (GED), or one to three months related experience or training desirable. An equivalent combination of education and experience is acceptable. Must be comfortable with data entry, using electronic devices. Licenses: Valid state-issued driver's license and proof of insurance. Language Skills: Able to read, write and comprehend simple instructions, short correspondence and memos in English. Able to effectively communicate in one-on-one and small group situations, such as customers, clients, or other employees of the organization.
